A quick update from my discussions today with the landscaping contractor, Brightview:
Based on my note to the community; canvassing for updates on limited lawncare services, the revised listing of Homeowners opting out of lawn service or requesting limited service will be posted on the LMCA website. Thank you to all those that responded. It is the Board’s intention to provide the most economical and effective services to maintain our community.
Discussion points:
- Irrigation system operations and repairs. The irrigation system is managed by Brightview’s sub-contractor and due to delays with supplies, the irrigation system repairs were postponed. After the repairs were completed, Brightview surveyed and tested the irrigation operations to ensure maximum irrigation coverage for the community and system operated proper for all areas of the community.
- Overall, the community landscaping appearances remain healthy and vibrant. The Board continues to survey all areas and identified the following tasks:
- Remove and replace dead plants on Schultz Ave, (pending completion).
- Reviewing weed control and general appearance throughout the community.
Board Update
Carl Halvorson resigned from the Property Manager’s position effective 1 June 2022, the Board assumed responsibility for property management and delegated the duties for overall management of the community to me in my capacity as President. The Board acknowledges and thanks Carl all his efforts during the past few months. While I am assuming the overall duties as part of my President’s portfolio, it does not involve any compensation. I will be monitoring both email accounts and respond as appropriate to any concerns.
Upcoming Street Pavement Repair Project
The Board commissioned a licensed pavement vendor to assess and provide a cost estimate and projected schedule to complete the work. It is anticipated the project will occur mid to late July.
This allows approximately three to four weeks to plan the project and provide adequate notification to ensure all homeowner receive sufficient time to plan and prepare accordingly for disruption to schedules.
The below diagram provides the layout for the planned repair work: The project will take approximately three days to complete, and the color-coded sections denote each day the work will occur and street closures that will take place for each respective area. Once the pavement has been treated it requires 24 hours to cure, therefore, the Manchester entrance will be closed off initially for 48 hours. I am coordinating with Fairfax County and Alexandria City law enforcement to request parking exceptions and authorization to allow dual parking on the streets to accommodate homeowner’s vehicles parking during the repairs.
I believe this approach is feasible and it may interrupt the weekend (tentatively Friday – Sunday, July 22-24), however, it can be accomplished.
Safety Driving Tips
While driving in the neighborhood, please be mindful and obey the speed limits, pedestrians, and stop signs posted throughout the community. Many residents still, report instances of drivers not obeying the posted traffic signs and other infractions such as vehicles parked in the fire lanes or alongside curbs. Residents are reminded, parking in a fire lane or in other prohibited no parking areas in the Landmark Mews community violates Fairfax County ordinance and vehicles are subject to towing without notice.
It is critical to remember, as summer approaches and school aged children are outside, please use caution while driving and keep a sharp look out for children throughout the neighborhood streets.
Remember To:
- Drive slowly. By driving at or under the reduced speed limits, you can reduce or prevent risks of a severe accident.
- Exercise caution at intersections and turns. Look in all directions for potential hazards and children playing.
- Stop at all posted stop signs.
- Always give pedestrians the right of way.
- Always use caution when driving in the neighborhood.
- Observe the No Parking areas (yellow curbs) and Visitor Parking guidelines.
- Please obtain a LMCA parking decal for your permanent vehicles.
- If service vehicles require curbside parking adjacent to a residence during any type of service for a prolonged period of time, please ensure traffic cones are set up adjacent to the service vehicle as a precautionary measure.

June is Alzheimer’s and Brain Awareness Month!
Every day, numbers of families are affected by Alzheimer’s disease and without change, those numbers are expected to grow; by promoting awareness in June, we are a step closer to finding ways to slow down the progression. Staying informed is key when working with family members who suffer from Alzheimer’s. Using strategies, helping to understand symptoms, and supplying up to date information is the first step in spreading the word.
